Why an expertise?
Why are expertise and assessment of structural conditions of buildings so important prior to the beginning
of any construction?
Smaller expertise or documentation of the state of the buildings prior to smaller renovation
or beginning construction can be made by the architect or the constructor.
Larger construction projects, risky plans or when damage to the adjoining houses can be
predicted, a qualified expert should be involved. The publicly appointed expert will be of great help with
his special education and his impartial opinion to resolve conflicts and tensions between neighbors,
constructor and constructing contractor.
On the base of an expertise, p.e. including the liability terms of insurance to record
possible damage, determine the procedure to reconstruct the old state of the building and the costs
involving this measure.
The causes of the reclamations, mostly cracks and rifts, can be determined by the expertise or
survey done:
- Is it an unchanged older crack?
- Has the crack been increased?
- Has new damage occurred?
- Examination of the crack geometry (crack pictures)
- Inspection if any settlement of the ground has taken place
- Inspection of the development of the construction and status
- Inspection of planning
Reclamations basing on these facts can give evidence if it is a new or older damage, or if it
the result of the construction work.
